Hudson Union is a New York City–based architecture studio specializing in the renovation of residential co-op
and condo apartments, townhouses, and wellness and fitness spaces. Founders Jeff Fuquay and Stephen Lam work closely with clients to rework and reimagine their spaces while navigating the realities of renovating in New York buildings.

Known for a collaborative approach and a deep understanding of approvals, permitting, and construction, the studio guides each project from early planning through completion with clarity, coordination, and careful attention to how
the space will ultimately function.

Hudson Union works with condo and co-op owners, real estate developers, and commercial clients in the health and wellness sector, including fitness studios and doctor’s offices. Their clients value where they are, but are looking to rethink how their space functions for them today.


Many projects begin with a clear vision, but not always a full understanding of what it will take to bring that vision to life. Between board approvals, city filings, permitting, and the realities of working within multi-tenant buildings, the process can be more involved than expected.

Hudson Union focuses on the renovation and reconfiguration of existing spaces, working across residential apartments, townhouses, and select commercial projects including fitness studios and wellness spaces. Rather than starting from scratch, the work centers on rethinking what is already there, bringing new life to each space while respecting the character of the building.


This work requires more than design alone. Co-op and condo board approvals, city filings, and permitting all play a role in shaping what can be achieved. Hudson Union approaches these conditions as part of the design process, not separate from it.

Hudson Union approaches each project as a collaboration. Clients are active participants in the process, with an emphasis on clear communication, responsiveness, and shared decision-making from the outset.


Each project begins with a detailed understanding of the existing space, followed by the development of design options that help organize ideas and define direction. From there, the work moves through design development, construction documentation, approvals, permitting, and construction coordination, with careful attention at every stage to how decisions impact the overall project.


While every project is different, the approach remains consistent. This approach allows each project to move forward with clarity, alignment, and a strong connection between design intent and what is ultimately built.

Jeff Fuquay & Stephen Lam

Hudson Union is led by Jeff Fuquay and Stephen Lam, partners in both practice and life. Together, they bring over 40 years of experience working in architecture and design, with a focus on renovation within complex urban buildings.


Their work is shaped by a shared approach to collaboration, practicality, and a clear understanding of how projects move from idea to construction. Together, they bring a balance of deep residential renovation expertise and a broader commercial design perspective.

Jeff Fuquay

Jeff Fuquay

Ra, Co-Founder

Jeff brings over two decades of experience in residential architecture, with a deep specialization in renovation within co-op and condo buildings. Prior to founding Hudson Union, he spent 22 years at Carol Maryan Architect, where he led projects across every phase of the renovation process, from early planning through construction and final closeout.

His expertise lies in navigating the complexities of building approvals, permitting, and construction coordination, while maintaining a clear and structured approach to design. Jeff is known for his ability to guide projects with precision and consistency, helping ensure that each decision is grounded in both design intent and practical execution.

Stephen Lam

Stephen Lam

RA LEED AP ID+C, Co-Founder

Stephen holds degrees in both interior design and architecture and brings over 15 years of experience across commercial, hospitality, and civic projects. His background informs a design perspective that draws from multiple sectors, often introducing materials, spatial strategies, and ideas that are less common in residential work.


He plays a key role in shaping the design direction of each project, helping clients refine their vision and develop solutions that are both creative and achievable. His work often introduces subtle moments of contrast or unexpected detail, adding depth and character while remaining aligned with the overall intent of the space.
